Egress Windows

Egress windows are essential safety features designed to provide emergency exits from living spaces, particularly basements and bedrooms. Beyond enhancing safety, they introduce natural light and ventilation, transforming previously dark areas into inviting, habitable rooms.

Why Install Egress Windows?

  • Safety Compliance: Building codes often mandate egress windows in specific areas to ensure occupants have a safe exit during emergencies. For instance, in Colorado, basements with bedrooms are required by law to have egress windows.

  • Enhanced Living Spaces: Installing egress windows can significantly brighten basements, making them more comfortable and functional. This improvement not only elevates the quality of life but also increases the property's market value.

Understanding Egress Window Requirements

To comply with safety standards, egress windows must meet specific criteria:

  • Minimum Dimensions: Openings must be at least 20 inches wide and 24 inches tall, with a minimum net clear opening of 5.7 square feet.

  • Sill Height: The bottom of the egress window opening should be no more than 44 inches above the floor.

  • Window Wells: If the window is below ground level, the window well must provide a minimum area of 9 square feet, with a minimum projection of 36 inches. Wells deeper than 44 inches require a permanent ladder or steps.
